Landlord Compliance Pack – £450 (VAT included)
A one-off setup service to ensure your tenancy is legally compliant from day one. Ideal for landlords who want peace of mind without full management. This includes drafting and issue of a compliant Assured Periodic Tenancy (APT), tenant affordability checks and full referencing, Right to Rent checks, prescribed information and deposit registration with the DPS custodial scheme, issue of all required statutory documents (including the How to Rent Guide, EPC, Gas Safety Certificate and EICR where provided), a compliance review ahead of move-in, and an optional tenancy review following legislative changes such as the Renters’ Rights Act.

Tenant Find / Letting Service – First month’s rent (one-off)
A complete tenant placement service for landlords who wish to manage the property themselves. This includes property marketing and advertising, viewings and applicant vetting, full tenant referencing and Right to Rent checks, preparation and issue of a compliant tenancy agreement, and coordination of the move-in process and initial compliance setup.

Full Property Management – 10% of monthly rent
A fully hands-off management service covering rent collection and arrears management, maintenance coordination and contractor liaison, regular inspections, tenant communication and issue resolution, ongoing legal and compliance support, and end-of-tenancy coordination.

Inventory & Check-In – £100–£200 (VAT included)
A detailed photographic inventory and condition report completed at check-in to protect your property and support any future deposit claims.

Check-Out & Deposit Handling – £100–£200 (VAT included)
A professional check-out report with support for deposit negotiations or dispute handling at the end of the tenancy.

Tenancy Renewal / Variation – £100–£200 (VAT included)
Preparation of tenancy documentation where contractual changes are required, subject to current legislation.

Optional Extras (price on request)
Professional photography and floor plans, EPC (Energy Performance Certificate), Gas Safety Certificate, Electrical Safety Report (EICR), legal notices and possession support, and emergency maintenance coordination.
